MetroTex Association of REALTORS releases real estate statistics for June 2016

Colleyville home sales were relatively falt in June while home prices showed signs of a cooling market, according to the June 2016 North Texas housing market report released today by the MetroTex Association of REALTORS. 

“The number of homes sold in Colleyville was about the same as last year, and sales prices cooled quite a bit in June,” said Russell Berry, president of MetroTex. “Inventory levels are much higher than in many other areas in North Texas, so buyers may have a little more room to negotiate, generally speaking. The interesting thing is, price per square foot increased 1% in June. This may indicate that June was just not a great month for sellers in Colleyville, rather than the beginning of a market turnaround.”

According to the report, 64 homes were sold in Colleyville in June 2106, up 1.6 percent as the year prior. The median price for Colleyville area homes decreased 13.9 percent year-over-year to $506,000 during the same time frame.

Colleyville’s monthly housing inventory was 4.8 months in June 2016. The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced. 

Homes spent an average of 40 days on the market in June 2016. Additionally, there were 198 active listings for the Colleyville housing market during the same time frame.
